National Utilities Manager

Redefine Properties’ head office in Sandton is recruiting a National Utilities Manager to lead utilities across its national property portfolio. The role runs an internal control function over outsourced metering and billing providers, covering data validation, revenue recovery, supplier and query management, and sustainability reporting.

Key responsibilities:

• Develop and implement the national utilities strategy, operating model, policies and controls
• Lead and develop the utilities team and work with property management, finance, sustainability, legal and procurement
• Manage utilities expenses, recoveries, budgets and forecasts, and oversee monthly reconciliations of municipal and Eskom costs against tenant recoveries
• Own pre-billing validation so that only accurate, approved billing files go to tenants
• Negotiate and manage utilities and rates vendor contracts and SLAs, and hold providers to performance
• Make sure municipal, supplier and tenant queries are logged, tracked and resolved within service levels
• Keep an accurate meter and infrastructure register, run risk-based meter audits and support solar PV, storage, wheeling and tariff-optimisation projects

Requirements:

• Senior Certificate (Mathematics and Accounting preferred); a tertiary qualification is preferred
• At least 5 years’ utility management experience (property sector preferred) and 3-5 years in management
• Solid understanding of utility recovery in multi-tenanted properties, metering and verification, electrical distribution and municipal tariffs
• Advanced Excel (pivot tables, large data sets), with Power BI and SQL an advantage
• Strong financial, analytical and vendor-management skills
